Your sign is ringing. You're in someone's kitchen.
You're walking a couple through a house, and the phone in your pocket is someone parked in front of your other listing. AlloPlace answers in English or French, gives them the facts you've written down, and books a showing or puts them through to you.
The calls you get
Sign calls, mostly. "I'm in front of the house on rue Principale. What are they asking?" Then the follow-ups: how many bedrooms, is there a garage, when's the open house, is it still available.
Some calls need you. A buyer asking if the sellers would take less. A homeowner down the street thinking about selling. Another broker trying to set up a visit. A past client who just wants to talk to you.
What it does for you
Answers from your listing sheets. Asking price, rooms, lot size, taxes, inclusions, open house times: whatever you've put in for each property. If it isn't there, it says so and takes a message.
Stays out of advice. It doesn't say whether a price is fair, what to offer, where the market is going or whether now is a good time to sell. It tells the caller that's a question for you.
Books showings. It offers times from your Google Calendar. If a seller wants to approve each visit, turn on booking requests and confirm them yourself.
Puts the serious callers through. A seller who wants to list, a buyer ready to talk about an offer: your rules can send them straight to your cell.
Keeps every lead. Each call gets a recording, a transcript and a summary, and the caller lands in your contacts with their history.
A typical call
Sunday afternoon in Longueuil. A couple driving past one of your listings calls the number on the sign. AlloPlace answers in French with your name, says it's an AI assistant, and gives them the asking price, the number of bedrooms and the next open house from your listing info. They ask whether the sellers would come down. It says that's a question for you. You're at another showing, so it takes their names and number and a showing request for Tuesday evening, and you get a text alert.
TBD: replace with a real call once a customer agrees.
Rules you might write
- "Never comment on price, offers or whether a property is a good buy. Say I'll call back about that."
- "If someone says they're thinking of selling, transfer to my cell."
- "Showings at 1234 rue des Érables need the seller's OK. Take a booking request."
- "If another broker calls, take a message with their agency and number."
Good to know
- Calendar or software: Google Calendar only. No connection to Centris, MLS or your CRM. It only knows the listings you give it, so take sold ones out. Zapier or the API may help get new contacts into your other tools.
- An assistant, not a broker: it repeats facts and books visits. Anything that needs your judgment goes to you.
- Your number: forward the number on your signs, or get a new local number just for them.
